Grade A offices and conservation shophouses. Where the office and retail side of a brief lands.

The single most expensive thing to get wrong. What the land is zoned for decides what you are allowed to do inside the unit, not the agent and not the landlord.

General and special industry as well as warehousing. Processes with fumes, heat or heavy power draw generally belong here and not in B1. The buffer required from housing depends on the specific process, not on the zone alone.
A B1(W) or B2(W) site carries a white quantum usable for office, retail or F&B within the development, which is what allows a canteen, a showroom, or an office ratio beyond the standard ancillary allowance.
R&D, high-tech and knowledge-intensive activity at a higher finish standard. Straight manufacturing and pure warehousing are generally not permitted.
Not a zone of its own: purpose-built storage and distribution sits on B1 or B2 land. What sets it apart is the built form: ramp-up or cargo-lift access, dock levellers, high clear height and heavy ground-floor loading.
