How I work

Eight checks, in order. None of them cost anything to run before you commit. All of them cost a great deal afterwards.

There is no track record on this page, and that is deliberate.

Any agent can publish a number. What you can actually judge me on before we have met is whether I know what has to be checked, and in what order. So here is the whole sequence.

Before the search
01

The operation, not the listing

What goes inside comes first: machines and their footprints, stock and how it is stored, how many people, what arrives at the door and on what vehicle. The unit is derived from that, in that order.
Output: a written requirement you can hold me to.
02

Zoning and permitted use

What the land is zoned for, and whether your actual activity is permitted on it. B1 and B2 are not interchangeable, and a use that reads similar on paper can be refused. Checked against URA and JTC records, not assumed from the listing text.

On the shortlist
03

Slab, height and access

Floor loading against your heaviest point load. Clear height against your racking or your tallest plant. Lift car dimensions and capacity, or ramp gradient and turning radius, against the vehicle that actually delivers to you.
Checked: kN/m², clear height, lift/ramp.
04

Power and services

Existing incoming supply, single or three-phase and at what amperage, and what an upgrade would cost and take if you need one. Compressed air, exhaust, water and drainage where the process needs them.
Checked: supply, upgrade path, timeline.

Tenure and lease balance

Head lease, balance of years, and whether the owner may assign or sublet to you at all. On JTC tenure this governs the deal as much as the rent does, and it decides how a fit-out should be amortised.

Before you commit
06

Cost, whole and honest

Rent against service charge, property tax, the fit-out you inherit or build, reinstatement at the end, and GST where it applies on a non-residential sale. The number that matters is the one with all of it in.
Output: total occupancy cost, not headline rent.
07

Negotiation and the terms that bite

Rent-free period, escalation, break clause, make-good scope, permitted-use wording and the option to renew. These are worth more than a few cents on the psf and they are where a deal is genuinely won.
Negotiated: term, incentives, exit.
08

Handover and after

Condition at handover recorded properly, defects raised while they are still the landlord’s, and the lease diarised so the renewal or the exit does not arrive as a surprise.
Output: a documented handover, and a diary.
