Office

Grade A towers through to B-grade and business-park floors. The headline rent is rarely the number that matters. Service charge, the fit-out you inherit or have to build, the rent-free period and the make-good obligation at the end all move the real cost materially.

Retail & F&B

Mall units, strata shops and street-level space. Footfall and neighbouring trade decide turnover; the lease decides whether you keep it. Gross-turnover rent structures, permitted trade clauses and the licensing a food operation needs all have to be settled before you sign.

Shophouse

Conservation shophouses carry restrictions that ordinary commercial units do not: what may be altered, what the upper floors may be used for, and what needs URA approval. Commercial shophouses are also open to foreign buyers, with no additional buyer’s stamp duty on non-residential property.

Investment & leaseback

For owners: what the unit realistically achieves, what a tenant will actually pay in this estate today, and whether a sale, a leaseback or a straight letting serves you better. GST applies on non-residential sales where the seller is registered, a figure that changes the arithmetic and is worth confirming early.
