Square footage and rent are the easy part. What separates a unit that works from one you regret is the access, the height, the slab and the supply.

Flatted factory

Multi-storey blocks served by cargo lifts, split into units from a few hundred to several thousand square feet. The default home for SME production and light assembly, and where most first industrial tenancies start.

Ramp-up warehouse

Vehicular ramps take a lorry to your unit door on an upper floor, so loading is no longer a lift queue. The specification that changes a distribution operation the most, and the one people underestimate the value of.

Higher-finish blocks for R&D, technology and knowledge work, with office-grade lobbies and services. Restrictions on straight manufacturing and pure warehousing are real and enforced.

Detached & land-based

Standalone factories and industrial land, generally on JTC or private tenure with a defined balance of lease. Where heavy process, tall plant and serious power supply become possible.

The eight terms that decide the deal

You do not need to be fluent in these. You do need someone checking them on your behalf before an offer goes in.

Floor loading
How much weight the slab carries per square metre, in kN/m². A 5 kN/m² flatted unit will not take a press or a loaded racking bay. This is the number that most often kills a shortlisted unit.
Clear height
Floor to the lowest obstruction, not to the ceiling slab. Sprinklers, ducting and beams eat the difference, and racking is designed against clear height, not headline height.
Cargo lift
Capacity in kg and the internal car dimensions. Both matter: a lift that takes the weight but not the length of your longest item is still a no.
Dock leveller
The adjustable platform bridging a loading bay to a lorry bed. Its presence, and the bay height, decides whether you unload in minutes or in an hour.
Power supply
Single phase, or three-phase and at what amperage. Upgrading incoming supply is a landlord-and-utility exercise with its own timeline and cost. Check it before you sign, not after.
GFA vs NLA
Gross floor area includes common structure; net lettable is what you occupy. Rent is usually quoted on one and your operation runs on the other.
Anchor vs ancillary
On JTC tenure, the anchor tenant must carry out the approved primary activity, with ancillary uses capped as a proportion. It governs how much office and showroom you may run inside an industrial unit.
Balance of lease
Years remaining on the head lease. It drives financing, resale and how you should amortise a fit-out. A good unit on a short balance is a different deal entirely.
